<p>Fact: When you own a home, you will need to maintain it. Maintenance costs can be higher than a thousand dollars in a certain year. On the other hand, rental homes are maintained by their owners or a real estate agency. If you are just looking for a vacation home, then it is best to rent.</p>
<p>Fact: Local government is always raising property taxes, and if you are living in rental houses, you don’t have to pay these. </p>
<p>Fact: If you are a homeowner, you will need to have a homeowner’s insurance – you know, just in case there’s a fire or if a burglary happens, then your home is secure. If you are renting a condominium or a duplex, then you can be sure that your home is secured without additional costs since the homeowner will have to pay for the insurance. </p>
<p>Fact: You have to put in a lot of labor in your home, or you will need to pay for someone to do it. you need to repaint the house every four to eight years – that’s a minimum of $  25 per gallon of good paint. If you are living in a luxury villa, then your costs will be so much higher. But if you’re renting it, then all you have to do is call the owner and let them do it for you.</p>
<p>Fact: Modern windows have a 20 year lifespan. Water heaters last up to 6 to 10 years. Furnaces need to be replaced every 10 to 25 years. Asphalt shingles lasts up to 15 to 25 years. If you have no plans on moving, then you should save up for all these replacements. If you were renting a single-family home, then you don’t need to worry since the owner will handle all these costs.</p>
<p>Fact: If you own a home, then you’re responsible for the sidewalk, the curb and the gutter in front of your home. You need to pay to put it in and pay again to get it replaced.</p>
<p>Fact: You are responsible for the trees which are in your property. You need to trim them so that they don’t reach the power lines, you need to keep the branches out of the streets and out of the sidewalk. You need to get the leaves cleaned up. If you were a renter, you don’t have to do all these – you save not only money, but your time as well.</p>
<p>Fact: When you own a house, you’ll never know how much you’ll have to spend in a month since you might need emergency repairs such as a leak in the toilet pipes, or when your appliances break down. If you lived in rental homes, then you only need to pay for your monthly dues.</p>

<p>You find a foreclosed home in your area.</p>
<p>What next?</p>
<p>There is a sign on the property. Should you call the listing office? Pricing on a foreclosure/REO/ bank-owned property needs to be right.</p>
<p>At this stage, you need to find a local realtor who knows the market. The realtor will show you comparable sales to justify your asking price.</p>
<p>Never get represented by a seller&#8217;s agent. They are getting paid by the seller, so they will work for their best interests, not yours!</p>
<p>Be aware: These properties are SOLD at a discount, usually 50% to 100% below market price, depending on the home&#8217;s condition, location and market in your area.</p>
<p>If these types of sales are predominant in your market, I would expect a big discount price. Most of these homes are priced with all comparable foreclosures.</p>
<p>It seems that most lenders/investors who are selling these homes understand the importance of getting them into move-in condition.</p>
<p>The more people that qualify to buy these homes, the higher chance you have to sell them. I have seen a lot of homes with mold, all kinds of fixes needed, and I can already see some issues concerning their appraisal.</p>
<p>The role of the appraiser is to get pictures of the house and suggest all needed repairs. I can see this possibly turning into an issue in their loan conditions. Whatever the appraiser writes, the underwriter sees.</p>
<p>If an REO property doesn&#8217;t satisfy FHA conditions or cannot qualify for a loan, you are taking at least an 80% chance of selling it.</p>
<p>Warning: Some of these homes have been painted to cover mold and hide all kind of defects that will not be disclosed anywhere. I have seen some house-flipping where the sellers did a very good job at hiding everything, especially mold.</p>
<p>Going back to the issue of price: A technique that some agents use is to list these homes at very low prices, looking for multiple offers, and cash offers if possible. For a normal foreclosure listed at $  250,000, an agent will list it at $  174,000, ending up with 7 or 8 offers, or even more.</p>
<p>These homes will sell for more than their asking price. If you have a cash offer, you might be lucky to get it at $  195,000 and if you are planning financing, you might need to come up with $  215,000 or more if the loan is FHA.</p>
<p>If you have a cash offer, you will need to provide a funding verification. If you are a first-time home buyer or an investor who will need financing, now is not the time to shop for a loan.</p>
<p>At this stage, you should be all set, meaning you are working with a loan officer who has pre-approved you. You should know what kind of a loan you are getting, including the monthly payment and PITI. FHA is the easiest type of loan to get with a down payment of only 3.5%. For any loan, your loan officer will need two years of tax returns, credit and rental histories, and you will need at least two years&#8217; experience in the same line of work.</p>
<p>Usually realtors are hooked up with a couple of trusty loan officers who they use. It&#8217;s a good idea to work with your realtor&#8217;s loan officer.</p>
<p>I was driving in Salinas and I saw a large banner on a building saying &#8220;100% Financing, State of Income, No Down Payment, Available, Come Apply!&#8221; In today&#8217;s market, none of these products are available, and it will be that way for quite a while.</p>
<p>When you are ready to buy an REO property, you will need to work with a local realtor who knows his or her market. DO NOT USE the seller&#8217;s agent; they are getting paid by the seller and their main interest is to best represent them. If it is a cash sale, you will need to provide a verification of funding. If you are using financing, now is not the time to shop for a loan.</p>
<p>DON&#8217;T get yourself into any of these dumb state of income loans, or low down payments for investors. They don&#8217;t exist any more. With FHA, you can get a down payment as low as 3.5%. We do not have two loans anymore to avoid the mortgage insurance. They don&#8217;t exist anymore. End of story.</p>
<p>The sale of an REO property is AS IS. You will have a very limited disclosure, usually useless, just to protect the seller. You will need to do all your investigations, and if getting a loan, you want to be sure that the property will be approved.</p>

<p>                Introduction
<p>UK consumers increasingly place great importance on, and give preferential treatment to, a product or service that has succeeded in placing within their mind a positive perception of the experience and range of benefits using that particular product will offer them.</p>
<p>The company, with its stylized brew of personality, vision, colours, graphics, accreditations and messages succeeds in convincing the consumer in advance that they will attain a range of benefits such as safety, security, health, wealth, wellbeing, social status, self esteem and so on just from purchasing the company’s product. The consumer is promised some of these benefits when they buy something as trivial as a hand bag or a magazine but this ‘brand promise’ is of critical importance to them when they buy something important like a car or a health insurance plan. It is the commercial equivalent of a referral from a trusted advisor, friend or family member and reduces the inclination and time spent raising and satisfying all their concerns prior to buying a product or service from an otherwise unknown entity.</p>
<p>Without this ‘brand promise’ a consumer would constantly have to determine if the product or service they are thinking of buying is in the first instance safe, does it even work, who are the people behind it, do they share the consumer’s philosophy and values, will they do what they say they are going to do, what if it all goes wrong and so on.</p>
<p>Yet when a consumer refurbishes their home, (by refurbishment I mean a substantial project including the building of an extension or a complete renovation of a property) or to put it another way, when a consumer tampers with the very fabric of their biggest asset where for the majority of their lives their beloved family resides, this is exactly what they have to do. Why? Why is there not a brand in the UK home refurbishment industry that consumers can turn to with the same level of confidence they have when they are shopping in the UK retail, banking and telecommunication industries?</p>
<p> The problem with growing a brand as a general builder contractor
<p>To get an insight in to why the UK does not have a national home refurbishment brand it is necessary to understand the restrictions that are placed upon anyone trying to create one. A general building contractor is predominantly a one man band and is the ‘brand’ of their company. If they are competent, likeable and trustworthy then a client may refer them on to another client and so on until they becomes well known to a few.</p>
<p>But is a recommendation sufficient? Does the builder have what it takes to satisfy all of the consumers concerns prior to their engagement? And can a builder grow indefinitely servicing an ever increasing geographical area leaving satisfied clients in their path? The answer to both these questions is highly unlikely because of the following predicaments:</p>
<p>a)  The home refurbishment industry is a fragmented and haphazard industry with little or no universal standards or processes. There does not exist any model sales and delivery process that is referred to by all practitioners, no benchmark payment process adhered to by all and no standard terms of business available to all clients. Instead each building contractor operates according to their own personally preferred and somewhat comfortable modes operandi that the client needs to reconcile with their concerns prior to engagement. Of course an element of flexibility and negotiation is normal in many business dealings but without an established process borne out of experience that withstands the test of scrutiny a client cannot be assured that the arrangement is to the mutual advantage of both parties and so suspicion is aroused in the client which the building contractor has to work against in order not only to win the contract but to maintain the contract as problems arise throughout the project.</p>
<p>b)  A building contractor cannot grow indefinitely because they suffer from severe skill shortages. A successful home refurbishment project requires consistent project management throughout. As it is the role of the proprietor to first visit a client and manage the pre contract phase it is necessary for their involvement throughout the whole project, a fact the client will insist on. The fact that they may be a one man band means also that the client has invested in the proprietor’s character and so does not want someone else to take over. The role is also communications intensive and calls for a personal touch and the authority to make executive decisions whilst maintaining the confidence and satisfaction of the client. This role also involves liaising with the project architect and engineer, engaging suitable trades and monitoring the quality of their work all whilst ensuring the project is on time and on budget. This is a very serious and time consuming role that a client demands the proprietor assumes, if they do not to start with, they will eventually. However a successful home refurbishment project also requires a foreman, someone on site day to day who is ensuring everyone is working according to the project manager’s instructions and that problems are resolved in real time and momentum is maintained. Normally the proprietor carries out this role as well as that of the project manager; if the proprietor is running two or three projects simultaneously they may have a couple of foreman to rely upon so that the project management function is not compromised however to grow beyond this so as to be running 10 or 20 or more simultaneous projects the proprietor has to find a working foreman for almost every project. The problem is that candidates for qualified foremen fall in to two main categories; they are either running their own general building contractor or they are already employed in the commercial sector for higher wages than they would get otherwise as a home refurbishment foreman for a general building contractor. They are therefore notoriously difficult to employ as foremen for home refurbishment projects.</p>
<p>These problems mean the proprietor cannot take on too many projects simultaneously as he or she will have to perform many of the foreman’s tasks and thus lose sight of the higher project management functions. This is why, even under the best conditions, general building contractors do not grow beyond the status of a local enterprise. It therefore follows that they do not acquire the resources or capacity, nor the inclination due to the nature of their repeat business, to engage communication strategists, PR advisors and brand creative’s to give their operation a professional well polished cooperate image with all the necessary elements to succeed in placing within their prospective client’s mind a positive perception of the experience and the range of benefits using them will offer.</p>
<p> The beginning of a solution
<p>Now let’s assume that a home refurbishment brand did exist, what would it look like?</p>
<p>Well firstly it would possess the appropriate corporate image that its target audience could relate to and rely upon. It would also have policies in place that demonstrated the underlying logic of how the company operates bearing the customers interest in mind especially when things go wrong – this is of real importance given the whimsical nature of the environment home refurbishment operates within. It would have clear values and a mission driven by a vision that showed clients what kind of an entity they were dealing with and that it was not in the company’s interest to deceive a single client at the expense of a much bigger vision. It would almost certainly invite the client to become a part of this vision and in doing so greater facilitate the delivery of projects. It would also attempt to better the industry it operated within for all its stakeholders by researching and sourcing new methods and actively seeking constructive feedback.</p>
<p>Most importantly It would operate according to a standard sales and delivery process that assured a client that whether they were wealthy or on a tight budget, male or female, single or married, living in Edinburgh or in London their project would be subject to the same terms of business as everyone else’s and that they could understand what was going to happen next such as when they would be expected to pay, how much and why.</p>
<p>Next is achieving the task of making these standards available to the nation. What kind of an entity could achieve this given the problems of scalability? One business model available to achieve the transition from general building contractor to national home refurbishment brand considering the aforementioned dilemmas is the franchise model.</p>
<p> How would the franchise work?
<p>The franchise would be operated by a master franchisor who would own the goodwill and Intellectual property of the brand and would be responsible for, but not restricted to, the development and promotion of the brand; creating and producing marketing and advertising initiatives; developing and improving operating systems and processes; quality assuring the customer experience and workmanship; Signing off the workmanship whilst at the same time ensuring financial control; providing ongoing support, feedback and advice to all the franchisees and last but not least franchising. The master franchisor in return would receive an initial set up fee and ongoing commissions from all franchisees.</p>
<p>Ideal candidates for franchisees would be professional project managers, architects and other property related service professionals looking for an exciting and rewarding challenge. The franchisee would own their own business and have the right to use the goodwill, Intellectual property and operating methods of the master franchisor. They would operate a particular geographical area such as a borough of London or a small town. For business professionals with strong management skills looking for a bigger challenge there is the possibility of operating as a regional franchisee. They could be the regional franchisee for all of London or a region of the UK and sell smaller areas to franchisees. In either case the franchisee would perform the function of professional project manager whilst subcontracting the building works to vetted general building contractors.</p>
<p> The Benefits of the franchise model
<p>The key advantage here to the consumer is that the franchisee can focus exclusively on the higher functions of project management; keeping the client happy, making executive decisions, managing the performance of the general building contractor, ensuring the project is on time and on budget whilst the proprietor of the general building contractor acts as the foreman and ensures their teams are being productive on site. This way the project runs more cost efficiently and completes faster.</p>
<p>The advantages here to the franchisee is that they can grow their company in scale and profitability beyond what would be possible if they were a general building contractor as they are not impeded by the foreman dilemma. Also as a result of the flexibility of owning their business mixed with the professionalism of being affiliated with the bigger corporate entity they can generate better quality sales with greater ease.</p>
<p>This also means that the general building contractors and tradesmen will benefit from repeat business from a major client – the franchisee; this will make it comparatively easier for the building contractor to win business whilst ultimately making their service more competitively priced for the franchisee and the client. The building contractor can also now focus on what they do best, building.</p>
<p> In closing
<p>The arrival of a national home refurbishment brand with universal standards in the UK would represent a significant social change. It will remove so many stigmas and anxieties surrounding something as fundamental and necessary as improving the home environment. It will improve the relationships between general building contractors, building professionals and homeowners and possibly more stakeholders farther afield. For example depending upon the political nature of the leadership of the brand it could make it easier and quicker for new policies and technologies aimed at reducing CO2 emissions to reach their intended audience whilst achieving greater results.</p>
<p>If a national home refurbishment franchise emerged in 2009 and be operating in every major city and town in the UK by say the year 2020 then no doubt competition would emerge along the way that by 2020 would have helped produce a bigger, more sophisticated industry. This would then present viable options to consumers; who will be able to turn to a range of service providers that have succeeded in placing an affirmative feeling of the experience of using their service in the mind of their users.</p>

<p>If your caravan should be stolen, it&#8217;s vital you get it back as soon as possible, before the thieves have chance to break in and do any damage. Fitting a tracking device will mean that the police are able to locate the caravan and return it to you in record time. However, not all trackers were created equal, so here are some things to look out for…</p>
</p>
<p>Non-proactive devices can often be the cheaper option, but they will not alert you if your caravan is stolen. It will be up to you to alert the tracking device company once you notice the caravan has gone, which may be too late. Therefore, these types of devices are not suitable especially if you keep your caravan away from home or simply if you&#8217;re not around much of the time to keep an eye on it.</p>
<p>Proactive devices, on the other hand, send a signal to the tracking device company if the caravan is moved. They will then contact you to confirm it wasn&#8217;t you moving the caravan, then coordinate the police on your behalf, making the recovery as fast as possible. Also note that your insurance provider could insist that your device is proactive anyway.</p>
</p>
<p>You may think that your tracker company will follow you wherever you go, but the reality is, a lot of tracking device companies only operate in the UK. Some provide European cover but only in selected countries and the extent of that cover can vary. If you plan to take your caravan to Europe, it is worth finding out if the tracking device will still work in the country you are travelling to (and the countries you will be travelling through). Some companies have monitoring centres abroad that can coordinate the police in the country your caravan has been taken to.</p>
</p>
<p>Not all tracking devices use satellite technology to track vehicles. Some devices (known as VHF trackers) use radio wave technology to locate a missing &#8216;van. This method is not always as accurate as GPS (Global Positioning System) devices, which use satellites, and can pinpoint your caravan&#8217;s exact location to within twenty feet. VHF devices may also require the police with specially equipped cars or &#8216;finders teams&#8217; to locate the exact position of the caravan, but they do have one advantage over GPS satellite tracking, and that is that they can track the caravan if it goes underground, through tunnels or in multi-storey car parks.</p>
</p>
<p>A vital part in recovering your caravan, is having someone there to monitor if it&#8217;s been moved. All good tracking device companies will have a 24 hour monitoring centre that will alert you to a stolen caravan if the device is proactive, and liaise with the police until your caravan is returned to you.</p>
</p>
<p>Thatcham is one of the better known names in vehicle security and they also approve certain caravan tracking devices under their &#8216;leisure vehicles&#8217; category. Any devices that are approved by Thatcham will have been put through rigorous testing to ensure they are suitable and more importantly, effective in preventing a theft. Look out for devices with Thatcham Quality Accreditation (TQA) status and even those devices with the more specific TQA for Leisure status &#8211; which means that the devices have been deemed ideal for use on caravans having tested the likes of power consumption which of course should be low if to be used on a caravan.</p>
<p>Another name to look out for is Sold Secure. Any device labelled as Sold Secure will also be manufactured to a high standard and will mean that it is more likely to be recognised by your caravan insurance company and they may offer a substantial discount off your premium.</p>
</p>
<p>As mentioned above, it&#8217;s vital that caravan tracking devices have low power consumption and fortunately many of the devices in the caravan industry do adhere to this. However, it is common for batteries to become low or discharged all together following long periods where your caravan is in storage. This could cause your tracking device to cease working – at the time when you need it most. An additional feature that some caravan tracking devices come with is a low battery alert that will let you know when the power from the battery is getting low and you need to replace or recharge it.</p>
<p>As the caravan tracking device market continues to grow, so does the gap in tracking device features and effectiveness, so it&#8217;s a good idea to do your homework. Your first port of call should be your insurance company. Find out from them what their requirements are to ensure you get the best discount on your insurance. Your local dealer may also be able to offer advice and find the tracker to suit your needs.</p>

More and more people these days are looking for alternatives to hotel lodgings, and the appeal of renting an apartment, condo or villa instead is growing more and more popular.</p>
<p>Why is this you may ask? There are a number of reasons. For one thing, not everyone has a lot of money to spend these days, whether it is for a hotel, or even dining out all the time. Let&#8217;s say for example that someone is visiting for Spring Break in Miami. Hotels here can cost a fortune, especially during this part of the year. An average hotel here can be as much as $  100 a night. Many of these hotels also don&#8217;t include meals, so there is another $  50-$  60 a day, at the bare minimum.      </p>
<p>Spring break usually lasts a week, so these costs add up. A vacation rental is much less expensive for many people, especially those that are coming in a group. You can charge $  1,000 or more for letting people rent your investment property, and they will flock to your rental. Some of the added things you should look for when buying investment real estate are extra bathrooms, a pool or jacuzzi, and modern kitchens. It is up to you to allow pets, but this can be a bad idea. Make sure that you ask for a deposit, not only to keep a booking, but also for a cleaning deposit as well. This should be at least a third of your weekly rates, because it is important that people who rent from you leave the place like they found it.</p>
<p>No matter what kind of property you buy, you need to make sure that it is ready to move in, or one that requires little out of pocket expenses to get ready to rent. Superficial problems like dirty or worn out carpets are not that hard to replace quickly, but having to remodel a kitchen, or replace a lot of fixtures is going to cost you money. Before you buy any investment real estate, hire a qualified home inspector to come in and go over the building. If you are buying any on the East coast of Florida, make sure they are thoroughly inspected for water damage. You should also get extra insurance for each of your properties, covering hurricane damage especially.</p>
<p>It is a good idea to start out with one property, and build from there. Your best bet is to find one that will bring in the most on your investment, one that will keep a steady income. Orlando and the surrounding area is a good idea, since there are amusement parks, but anywhere there is a good beach access can also be a good investment. <p>So the sucker did signed and made a deposit of 100 dollars. The next day I did find a better deal and bought a similar car, but I chooses the color I liked, which of course was not blue.</p>

Our company&#8217;s policy is not to ever return a deposit after you signed. I fought back, but it took me two weeks of constantly harassing those salesmen to get my money back. I think I got lucky. My wife was a big help. They were a bit less aggressive in front of a lady.</p>

<p>In part two of this 10-part series, let&#8217;s discuss another way to buy a home, if you have bad credit.</p>

<p>Just a few years ago, being able to buy a home with no money down (100% financing) or with bad credit, was quite common. Nearly all mortgage companies offered these types of loan programs to customers. In most cases, you didn&#8217;t even need to have good credit or prove your income in order to qualify.</p>
<p>As most of us know, those days of easy mortgage approval are long gone for the most part. In the current economic climate, as the nation works to climb out of the recession of recent years, banks feel more comfortable lending you money, if you have cash invested in the transaction from the start. This is especially true if you have less than perfect credit.</p>
<p>Companies cannot make money if they can&#8217;t either sell something to you or get you to borrow money. Regardless of who you are, mortgage companies REALLY DO want to lend money to you. Deep down inside, they really do. Even if you&#8217;ve had problems in the past, companies would love to give you credit. The only problem they have is this: before they give you a loan, they only want to know one small thing:  How risky will it be to trust you?  </p>
<p>Because they would love to give you credit, as long as you can assure them you&#8217;re going to pay them back, all the credit you could possibly desire is yours. There are two ways you can answer this question for them.</p>
<p>The first way is with your credit report. They formulate an answer based on what&#8217;s being reported on your credit report. The higher your credit score, the more likely you&#8217;ll pay them. The lower your score, the more likely you are to  pay them, or pay them late.</p>
<p>If you have bad credit, the only way you can positively answer this question is with the second way; your money.</p>
<p>Yes, we&#8217;ve all heard the phrase &#8220;Money Talks&#8221; and when it comes to getting approved for a mortgage, it still applies. It doesn&#8217;t matter what your credit looks like, if you&#8217;ve got a significant amount of money to put down, your chances of getting approved skyrockets. Your credit score could be as low as 400-500 or even non-existent. Your money will do the talking for you.</p>
<p>A person with poor credit, who can put down 20-50% up front, will most likely get approved for a mortgage. By investing a significant amount into the transaction, banks feel more secure that you will live up to the terms of your loan, and not just become another foreclosure later down the road. They consider you a much less risk.</p>
<p>By putting down a large down payment, there are some additional benefits you&#8217;ll enjoy. First, your monthly mortgage payment will decrease significantly compared to other buyers. Your mortgage insurance on the loan will also go down. And in addition, you&#8217;ll likely walk into your new home with plenty of equity compared to the average homeowner who probably owes more on their home than it&#8217;s even worth.</p>
<p>If you have access to a sizable amount of cash, consider this option. But if you have bad credit and you don&#8217;t have a large down payment, get ready for the next installment in this article series where I&#8217;ll be discussing the third way to buy a home with bad credit.</p>
